41 homes receive planning approval at Trimdon Village

Regional housebuilder, Homes by Esh, given green light to proceed with new build development.

A regional housebuilder has received planning permission from Durham County Council to build 41 residential homes at Trimdon Village after concluding the acquisition of the 7.5 acres of land in September 2023.

Brought forward by Esh Group’s private housebuilding division, Homes by Esh, the Bluebell Gardens development features a mix of three- and four-bedroom detached homes and two-bedroom terraced bungalows, providing a range of choice for potential buyers.

Nine house types are available across the site, all in keeping with local housing styles in the Trimdon area, coming with energy efficient features, including electric vehicle charging points, solar photovoltaic panels, smart technology and secure bike storage.

The homes will be compliant to the 2022 Building Regulations Uplift – bringing increased insulation, improved ventilation and enhanced energy efficiencies – as well as the Nationally Described Space Standards and M42 building regulations.

Homes by Esh’s Technical Director, Dale Morris, said:

“The Bluebell Gardens planning approval allows us to expand our live sites across County Durham after making good progress on multiple sites in Darlington in the early part of 2024. We have implemented vast open space areas through well worked landscaping designs to help create an open and community ‘green feel’ to the development.”

The development, which is adjacent to Salters Lane in Trimdon Village, has good connections to the A1 and A19.

Delivering more than 25% biodiversity net gain, it has been designed with ample space for landscaping at the front of properties, setting them back from the road and ensuring a green entrance feel.

A sustainable urban drainage system forms part of the landscape scheme, while all paving used to construct the plot and shared driveways will be constructed with permeable paving so that the site has a holistic approach to sustainable surface water drainage.

Elsewhere across the region, Homes by Esh has a broad portfolio of developments. West Park Garden Village is the largest on the outskirts of Darlington, where more than 400 new homes are being built. Two other developments are also underway in Darlington with Elder Brook Park and Hurworth Meadows seeing exceptional demand from homeowners, while Homes by Esh’s most luxurious homes, a collection of four-, five- and six-bedroom properties will go on the market at Havelock Park, near Blackwell, later this year.

A further 75 three and four-bedroom properties are being delivered at Mount Park in Springwell Village, Gateshead.

Homes at Bluebell Gardens are expected to go on sale later in June this year.
