
Condensation: A Silent Threat in Building Design

Condensation is an issue often overlooked in building projects but one with far-reaching implications. It can lead to damp and mould, damage interiors and even pose significant health risks to occupants. For specifiers and those involved in shaping building designs, it’s vital to address this challenge head-on to prevent more serious future consequences.
Understanding the Scale of the Problem

Condensation arises when moisture from daily activities – such as cooking, showering or even boiling a kettle – is not properly managed. A typical household generates up to 24 pints of water vapour each day, and when this isn’t ventilated, it condenses on cooler surfaces. The result? Damp walls, mould growth and long-term damage to building materials.
This issue is not limited to older buildings. New builds, designed for energy efficiency, are now being built with airtight construction that can exacerbate the problem if ventilation is not equally considered. Without effective ventilation, these highly insulated properties trap stale, humid air inside, essentially creating an airtight box which in time turns bad, resulting in a sick environment for residents.
Why It Matters
Condensation and the damp it creates are more than an aesthetic concern. Prolonged exposure can degrade a building’s structural materials, leading to costly repairs. Over time, this damage can weaken structural components and even risk the safety of the building itself.
The moisture caused by condensation also affects insulation. When damp, the materials lose their ability to retain heat effectively, undermining the purpose of insulating for thermal efficiency.
But most alarmingly, black mould – a common by-product – poses serious health risks, particularly to vulnerable individuals such as children, the elderly and those with respiratory conditions.
Addressing condensation at the design and specification stage is crucial to mitigating these risks. Solutions must focus on preventing the problem rather than reacting to its symptoms.

Proactive Solutions to Combat Condensation
To tackle condensation effectively, we must consider ventilation as a critical element of design and specification. This begins with ensuring that appropriate systems are planned and integrated early in the project lifecycle. Specifiers should advocate for ventilation solutions that align with insulation and heating requirements, creating a balanced approach to building health.
One particularly effective solution is the integration of Mechanical Ventilation with Heat Recovery (MVHR) systems. These systems are designed to extract moist, stale air while introducing fresh, filtered air into the building. By recovering heat during the process, MVHR systems support energy efficiency alongside improved indoor air quality.
Maintenance is another critical factor. Ensure that maintenance plans are clearly outlined for all systems, including routine tasks such as replacing filters and servicing fans, that will help preserve the effectiveness of the system over time.
Equally important is the role of education. Specifiers have the opportunity to inform clients about the value of well-designed ventilation systems and the impact it has on overall indoor air quality. By explaining how these systems contribute to healthier living environments and reduced long-term costs, specifiers can foster greater understanding and buy-in from clients.
